The margin is in the properties that are visibly in trouble but not yet for sale — the open violation, the fine that's been running for months, the landlord who lives three states away. Those show up in public records long before they show up on a portal. Getting them out of the records and onto a call sheet is the whole job.
An open case at the city means an inspector, a deadline, and usually money the owner doesn't want to spend. We pull every new open case in your ZIP the week it's filed — before the mailer crowd works its way through last quarter's list.
The strongest rows aren't always the new ones — they're the ones sitting in "not complied, fines running" or waiting on a hearing date. Hillsborough County publishes that status explicitly; Phoenix and DeKalb publish the case stage. Those owners have a running cost and a clock.
Out-of-area landlords are the easiest yes in this business. We compare the owner's mailing address to the property address during skip-trace and flag the mismatch, so you can sort the file by absentee before you dial.

Paste any address above into the city's portal and you'll find the case."Exclusive" is the most abused word in lead generation — most vendors mean the lead is exclusive for a week, or exclusive until three other people buy it. Territory exclusivity itself isn't new either: there are vendors selling one-agent-per-ZIP at $167–$225 a month. What we haven't found anywhere is the same deal for investors, with the phone number already on the row, at this price. So that's the claim, stated exactly: nobody does it for investors, with phones, at this price.

This is a dated snapshot typed into the page by hand, not a live counter: run the same query yourself and you'll get today's number, which will be different.

City and county public records. Today that's open code-enforcement and building-violation data in six metros, plus an absentee flag derived by comparing the owner's mailing address to the property address. Each row keeps the dataset it came from, so you can check it against the city's own portal. Probate and tax-delinquent are not live yet; when they land they're included at no extra charge.

The records are public and lawfully sourced, but public data is not consent. Before you dial you own TCPA, National Do Not Call Registry and state telemarketing compliance. Live, manually dialled calls to a residential number must honour the DNC registry and stay inside 8am–9pm local time. Autodialled calls, prerecorded voice and text messages to mobile numbers need prior express written consent, which this data does not give you. Do not autodial or mass-text from it. Starter and Pro files are rebuilt weekly. Chicago, Dallas and DeKalb publish same-day, so those rows can be days old. Phoenix and Hillsborough publish snapshots without a per-case filing date, so we never quote a filing date for those two — currency there comes from the open-status filter, not a timestamp.
