Terms of Service

Plain English, on purpose. These are the terms you agree to when you buy from, subscribe to, or receive data from DealSignal — including the free 25-lead sample.

1.Who these terms cover

"DealSignal", "we" and "us" mean the DealSignal service and the person who operates it. "You" means the individual or business that requests, receives, buys or subscribes to data from us. "The Data" means any list, file, spreadsheet, export or feed of property signals and owner contact information we deliver to you — free samples included.

By requesting a free sample, buying a one-time pull, or starting a subscription, you agree to these terms. If you don't agree, don't use the Data.

Payments are processed by Polar as Merchant of Record (see §6). Polar's own terms cover the payment transaction itself; these terms cover the Data.

2.Your licence to use the Data

These six clauses are the whole deal on how the Data may be used. They also flow down obligations our own data providers place on us, so they are not negotiable.

2.1  Permissible purpose; lawful use only

You may use the Data delivered under this Agreement only for your own internal business purposes, to lawfully market or provide your own services to the property owner identified in each record. You may not use the Data to make an eligibility decision about any person — for credit, insurance, employment, tenant screening, or a similar purpose. The Data is not a "consumer report" and may not be used as one. You are solely responsible for determining that your specific use of the Data is lawful.

2.2  No re-redistribution, no resale

The Data is licensed to you for your own use only. You may not sell, sublicense, share, publish, broker, or otherwise redistribute the Data — in whole, in part, raw, or combined with other data — to any other person or company, for a fee or for free. This license is non-transferable.

2.3  The Data is not consent; you own calling-law compliance

The Data is compiled from public records and licensed third-party sources. It does not include, constitute, or evidence any person's consent to be called, texted, or otherwise contacted for marketing purposes. Before contacting anyone using the Data, you are solely responsible for complying with all applicable law, including the federal Telephone Consumer Protection Act (TCPA), the FTC's Telemarketing Sales Rule / National Do Not Call Registry, applicable state telemarketing laws, and CAN-SPAM. Specifically: (a) live, manually-dialed calls to a residential number must honor the National DNC Registry and occur only 8am–9pm in the recipient's local time; (b) any autodialed call, prerecorded/artificial-voice call, or text message to a mobile number requires the recipient's prior express written consent, which this Data does not provide. Do not autodial or mass-text from this Data.

2.4  Honor suppression and opt-out requests

If you receive a request — directly, or forwarded by us — from someone on the Data asking not to be contacted, you must honor it immediately and add them to your own internal do-not-contact list.

If someone contacts deals@wesaveutech.com asking not to be contacted, we suppress them from future deliveries and forward the request to any subscriber who already received that record.

2.5  Indemnification

You agree to indemnify, defend, and hold harmless DealSignal and its data providers from any claim, fine, penalty, or liability (including reasonable legal fees) arising from your use of the Data, including any violation of the TCPA, state telemarketing law, or this Agreement.

2.6  Third-party beneficiary

Our data providers (including BatchData) are intended third-party beneficiaries of Clauses 2.1–2.5 and may enforce them directly against you.
The one-line version: use it yourself, market lawfully, don't resell it, don't autodial or mass-text off it, and honor anyone who asks you to stop.

3.Where the Data comes from

Two layers, and we're specific about which is which.

  • Public-record distress signals. The signal itself — the distressed address, the issue, the date, the status — comes from city and county open-data records. Live today: building/housing code-violation records. Probate and tax-delinquent sources are scaffolded but not yet wired; when they go live they're included at no extra charge on your existing plan.
  • Licensed skip-trace enrichment. Owner name, phone number and mailing address are not in the public record we pull — they're added afterwards through a licensed third-party skip-trace provider. The absentee flag is derived at that step by comparing the owner's mailing address to the property address; if they differ, we flag the owner absentee.

Records are de-duplicated by address and checked against a delivered-lead ledger so the same property isn't shipped to you twice, and each record carries a freshness score based on the signal date.

What we do not claim

  • We do not represent that any record has been scrubbed against the National Do Not Call Registry, against a state do-not-call list, or against any known-TCPA-litigator list. Scrubbing before you dial is your job (§2.3).
  • We don't guarantee a phone number is current, correct, or reachable, that an owner wants to sell, or that any record produces a deal. Skip-trace matching is probabilistic.
  • We never call, text, or email property owners on your behalf, and we don't write, review, approve or audit your call scripts. You run your own outreach.

4.Plans, volume caps and extra records

Each subscription tier includes a monthly cap on delivered records. DealSignal is a push service — we build and send your file; you don't query, pull or request records yourself. Because of that, you cannot exceed your cap by accident and you are never automatically metered.

  • We deliver up to your cap. Records are score-ranked, so you receive the strongest signals first; anything beyond the cap in a given month is held, not billed.
  • No automatic metering, ever. We will never add records to your bill because volume was available. There is no meter running on your account.
  • Extra records only by agreed order. If you want more than your cap in a given month, we quote them at $0.60 per record and deliver only after you've agreed in writing (email is fine). No agreed order, no charge.
  • Near your cap? If your deliveries sit at or near your cap for two months running, we'll contact you about moving to the tier that fits. That is a conversation — never a bill change made on your behalf.
  • One-time purchases (the $99 Pilot at up to 100 records, the $650 DFY Proof Pull at up to 200 records, and per-record pulls) are capped by their own stated scope and have no monthly cap.

Exclusivity is sold by ZIP code, never by county. Starter includes one exclusive ZIP at no extra charge. On Pro, Exclusive Zone is an add-on covering up to five ZIP codes (+$400/mo or +$4,000/yr, plus $75/mo for each additional ZIP beyond five). It is included at no extra charge on DFY Lead Ops. While a ZIP + buy-box combination is reserved to you, we don't sell that combination to another buyer.

5.The 60-day guarantee

Close one deal in 60 days, or that period is free. Here are the exact mechanics, stated up front rather than improvised later.

  • What counts as "closed or credibly sourced": the seller contact appears in your own delivered list from us. That's the whole test — no other fine print.
  • The window: 60 days from your first delivery.
  • What you get back — monthly subscribers: the actual dollars charged inside that 60-day window are refunded — not a forward credit on a future invoice. In practice that's usually one month's charge, occasionally two.
  • What you get back — annual prepay: we refund the pro-rata value of the unused months of your term, and the guarantee window applies to the first 60 days only — it does not re-open later in the year.
  • What you get back — DFY Lead Ops: the guarantee on Lead Ops is settled as a service credit against future Lead Ops work, not a cash refund. We credit that period's work toward your next scope rather than billing it twice.
  • The one condition: you actually work the list we send you. The guarantee covers investors who call, mail or otherwise contact the leads — not an untouched CSV.
  • Scope: the guarantee applies to Starter, Pro and DFY Lead Ops subscriptions only. One-time SKUs (per-record pulls, the $99 Pilot, the DFY Proof Pull) have no billing "period" to refund and are priced low enough to try on their own merits.

6.Payments, billing and cancellation

  • Polar is the Merchant of Record. Polar is the seller of record for card payments, charges your card, handles applicable sales tax, and issues your invoice. Card details are handled by Polar and its payment processor — we never see or store them.
  • All prices are in USD. Subscriptions renew automatically at the interval you chose (monthly or annual) until cancelled.
  • Cancel any time from the manage-subscription link in your receipt email. Cancellation stops future renewals; you keep access for the period you've already paid for.
  • Outside the 60-day guarantee (§5), paid periods already delivered are non-refundable.
  • Setup fees, where they apply, are one-time and stated before you pay.
  • If a payment fails or an account goes unpaid, we may pause deliveries until it's resolved.

7.Delivery, availability and changes

  • Weekly-tier deliveries go out on a weekly cadence; DFY cadence is set in your scope. Record counts vary week to week with what the county actually publishes — a quiet week is a real thing, not a service failure.
  • Coverage expands by request. If your county isn't wired yet, ask — but until a source is live for it we won't invoice you as though it were.
  • We may change these terms; the "last updated" date at the top always reflects the current version. If a change materially affects an active subscription, we'll tell you by email before it applies to you.
  • Either side can end the relationship: you by cancelling, us by giving notice and refunding any unused prepaid period.
